Security Deposit Alternative – Qualification Requirements

Qualified applicants may be eligible for our Security Deposit Alternative, allowing you to move in with less upfront cost.

Instead of paying a full security deposit, approved tenants can choose to pay a non-refundable fee equal to 5% of one month’s rent. This keeps more money in your pocket at move-in.

To qualify, applicants must meet all of the following criteria:

Income Requirements
Gross monthly household income must be at least 3× the monthly rent

Employment & Income History
Employed at your current job for 6 months or longer, or
Self-employed with 2+ years of tax returns, or
Receiving reliable income (SSDI, VA benefits, or Military income)

Credit Requirements
Minimum credit score of 650 or higher

Bankruptcy History
No bankruptcy, or Bankruptcy discharged more than 4 years ago

Collections
No non-medical collections
No collections from a previous landlord
No collections from a utility company


This program is optional and only available to applicants who meet the above criteria. The Security Deposit Alternative does not cover damages — tenants remain fully responsible for any damage beyond normal wear and tear.

A one-month holding deposit is still required to secure the home.

If you choose the Security Deposit Alternative, this holding deposit will be applied to your first month’s rent at move-in.
